Houston-based Moody National Cos. has started construction on a Residence Inn by Marriott at 7807 Kirby, just south of Main Street near NRG Stadium. The 16-story, 182-room hotel, designed by Mitchell Carlson Stone Architects, is scheduled to open in early 2019, according to Moody National. Arch-Con has been selected as general contractor.

Houston-based Hines plans to break ground early next year on its first multi-family project in San Antonio. The community, designed by Meeks + Partners, will be built on 11.4 acres at the southwest corner of Worth and La Cantera Parkway.

Houston-based GPI Real Estate Management Corp. has added a recently built apartment midrise in the Energy Corridor to its portfolio with the purchase of H6 in partnership with Hong Kong-based Wai Kee Holdings. Abacus Capital Group, a New York-based apartment developer and operator, completed the 293-unit complex in 2015. The property, at 14805 Grisby Road, near the southwest corner of Texas 6 and Interstate 10, did not flood during Hurricane Harvey or subsequent releases from the nearby Barker and Addicks reservoirs, according to HFF, which marketed it. The deal comes as Harvey has jump-started a recovery in Houston's overbuilt apartment market.

Popbar, a frozen dessert chain that got its start in New York in 2010, has opened its first Texas location in Baybrook Mall. A rotating selection of more than 40 flavors of pops can be customized with dippings and toppings. Franchisee Vanitha Pothuri will host a grand opening Nov. 18. True Food Kitchen plans to open at Market Street–The Woodlands next summer. The restaurant, to be next to Grotto, has a menu based on seasonal fare with dishes that emphasize whole foods. NAI Investment Fund, an investment vehicle launched by NAI Partners in 2015, has added a retail property to its portfolio with the purchase of Spring Park Village in Spring.

"Generally speaking retail comes back a lot quicker than other things," Weingarten president and CEO Drew Alexander said Wednesday morning on a conference a call to discuss third-quarter earnings. "People need to replenish their closets and their freezers. Harvey was an incalculable, huge, unique amount of rain, but I do think the city and retail will rebound from it."

A developer is resurrecting a high-end residential project planned in Montrose with a slightly different twist.

Värde Partners, a global alternative investment firm, has opened a 3,464-square-foot office at 609 Main to strengthen its investment capabilities in the energy sector. The new Houston office will be led by Markus Specks, Värde Partners managing director and leader of the firm's energy business. Welty Construction has opened a Houston office at 3050 Post Oak Blvd. The company, part of Ohio-based Welty Building Co., has been awarded a contract for a large residential complex in College Station. A local office furniture company signed a nearly 32,000-square-foot industrial lease in Garden Oaks.

Lennar has started selling homes in three communities in the greater northeast Houston area. The builder is offering one- and two-story plans in Woodson's Reserve in Spring, The Groves in Humble, and Country Colony in Porter. The plans contain three to four bedrooms.

Houston-based Pontikes Development plans to develop a 3 million-square-foot distribution center in Baytown to serve companies handling products from plastic pellets to finished retail goods. The Port 10 Logistics Center, planned for eight buildings, will be built on 246 acres of undeveloped land near the southwest corner of Interstate 10 and Thompson Road. The first phase will include two cross-dock buildings, of 485,000 and 295,000 square feet, and is scheduled for completion in the third quarter of 2018. Two-thirds of the project will be rail-served, according to JLL, which is marketing the project for the developer.
